What it is
An ongoing, scoped retainer that gives your board independent counsel between the big projects. Vendor proposals, maintenance priorities, reserve questions, contract language, manager performance, the everyday decisions where a board without a construction background is at a disadvantage. We review, we explain in plain English, and we recommend. You decide.
Our only product is the advice, and the fee never moves with the outcome, so nothing leans on the scale.
We also run board training sessions and lunch-and-learns on request: how to build and run an RFP, maintenance best practices, and how the insurance process works, taught in plain English at your board meeting.

How it works
- Scope first. We agree in writing on what the retainer covers, hours, response times, meeting attendance, before you commit to anything.
- On-call answers. Board members send questions as they come up; you get plain-English answers you can forward to the whole board.
- Document review. Proposals, contracts, and vendor communications reviewed before you sign, not after.
- Meeting support. We join board meetings (in person or remote) when a decision needs a technical voice in the room.
- Plain renewal terms. Retainers renew only if they're earning their keep. No auto-escalating contracts.
