After a hailstorm, most roofs look fine from the driveway. No holes, no missing shingles, nothing obviously wrong. That is exactly why hail damage is one of the most missed problems in community associations. The damage that shortens a roof's life is usually the damage you cannot see from the ground. This page explains what hail actually does to an asphalt shingle, how to tell real damage from normal aging, and what your board should document.
What hail does to a shingle
An asphalt shingle has two parts that matter here. The granules are the colored ceramic bits on the surface that shield the shingle from sun and weather. The mat is the fiberglass layer underneath that gives the shingle its strength. Hail damages both, in three ways:
- Granule loss. The impact knocks granules off, leaving a bare spot where the darker asphalt shows through. With the shield gone, the exposed asphalt breaks down faster under sunlight.
- Bruising. This is the one people miss. A hailstone can fracture the mat underneath without removing many granules. The surface looks close to normal, but the spot feels soft or spongy when pressed, like a bruise on a piece of fruit. Bruising is usually invisible from the ground.
- Cracking. Larger hail can crack or split the shingle outright, often with the break radiating out from the point of impact.
The common thread is that hail damage is often subtle and slow-acting. What looks cosmetic right after a storm can turn into brittle, cracking shingles and eventual leaks months or years later.
How to recognize it
Some signs are visible from the ground, but confirming hail damage on the shingles themselves almost always takes an on-roof look by someone who knows what to check. From the ground and the gutters, look for:
- A sudden, heavy deposit of granules in gutters and at the bottom of downspouts after a storm (not the light, steady grit of normal aging).
- Dents and dings in "soft metals," the roof vents, flashing, gutters, and downspouts. These soft metals are the clearest ground-level tell that hail was large enough to do damage, because they dent when shingles are also being struck.
On the roof surface, a trained inspector looks for:
- Dark, roughly circular impact marks scattered randomly across the shingle face, with fresh dark or shiny asphalt showing through.
- Soft spots that give slightly when pressed, the signature of a fractured mat.
- Damage concentrated on the slopes that faced the storm rather than spread evenly over the whole roof.
Hail damage versus normal wear
This is the distinction that protects a board from both overreacting and underreacting. Every asphalt roof loses granules slowly as it ages, and that steady thinning is not hail damage. The two look different:

A professional can usually tell the two apart on sight and with a simple press test. When the loss is random, scattered across multiple slopes, and paired with dented soft metals, it points to hail. When it is even, gradual, and edge-focused, it is most likely age.
What it means for your association
Hail brings a few concerns that are specific to associations, where one storm can touch many buildings at once.
Damage is directional, so it is uneven across the property. Because hail is driven by wind, some buildings or slopes can be badly hit while others a hundred feet away are untouched. A property-wide assessment matters more than checking one representative building.
Confirmation takes an on-roof inspection. The most consequential damage, bruised mats and broken granule bonds, is invisible from the ground. Ground-level photos alone will not tell your board whether the roofs are compromised.
Keep a clear record. If hail is suspected, document it thoroughly: the storm date, ground-level photos of dented gutters and vents, and a professional's on-roof findings noted slope by slope and building by building. A professional documents individual impacts using a test square (a marked-off section of roof) and a chalk rub that makes impact marks easier to see and photograph. The materials angle: impact-rated shingles
When hail damage leads to a roof replacement, the material choice becomes a live question, so it is worth understanding the one spec that measures hail resistance.
Impact resistance for roofing is rated by a standard called UL 2218. A steel ball is dropped onto the shingle from a set height to mimic a hailstone's force, and products earn a class from 1 to 4. Class 4 is the highest: it uses a two-inch steel ball dropped from twenty feet, and to pass, the shingle must show no cracking or rupturing through the back (cosmetic denting is allowed). Class 4 impact-rated shingles are made by several national manufacturers, typically using more flexible, modified-asphalt formulations, and generally cost somewhat more than standard architectural shingles. Some insurers offer a premium credit for a Class 4 roof, though whether a credit is available varies by state and by insurer.
This is a specification your board can evaluate on published, comparable data. The class rating means the same thing across every brand that carries it.
