Caulking and Sealants: What Goes Where, and How to Spot a Failing Joint

Caulk is the least glamorous part of a building and one of the most important. The thin bead of sealant around every window, door, and joint is a large part of what keeps water out of the wall. When it fails, water gets behind the cladding, and the repair is no longer a tube of caulk, it is rot, mold, and interior damage. This page explains the main sealant types, where each one belongs, and how a board can recognize a failing joint before it becomes a leak.

First, the one distinction that matters: caulk versus sealant

The words get used interchangeably, but they describe a spectrum. A true caulk is a more rigid filler meant for gaps that do not move much. A sealant is a flexible, elastic material engineered to stretch and compress as a joint moves with temperature. Exterior joints on a Minnesota building move a lot across the seasons, so most exterior work calls for a flexible sealant, not a rigid caulk. Using the wrong one is the single most common reason exterior joints fail early.

Joint movement capacity is measured by a standard called ASTM C920, which sorts sealants into movement classes (for example Class 25 or Class 50, where the number is roughly the percentage of movement the sealant can handle). Higher-movement joints need a higher-class sealant.

A practical rule for our climate: for high-movement, sun-exposed joints, neutral-cure silicone or a hybrid (MS polymer) sealant will outlast acrylic by many years. Reserve acrylic for low-movement, paintable trim work.

How to recognize a failing joint

Sealant does not last forever, and a board can catch failure on a normal property walk. Look along windows, doors, siding seams, trim, and any joint between two different materials for:

  • Cracking or splitting down the middle or along the edge of the bead.
  • Gapping or pulling away, where the sealant has lost its grip on one side of the joint and a visible gap has opened.
  • Hardening and brittleness. Good sealant stays slightly flexible. When it has gone hard and no longer gives at all, it has lost the ability to move with the joint and will crack next season.
  • Chalking or crumbling, a powdery, degraded surface, often from UV breakdown on the wrong product for the exposure.
  • Shrinkage that leaves the bead sitting below the joint or no longer spanning it.
  • Dark staining or mildew at the joint, a sign moisture is already getting in.

Any of these on a water-facing joint means water can get behind the cladding. The fix is to remove the old sealant fully and reseal with the right product, not to smear fresh caulk over a failed bead, which traps the problem and fails again quickly.

The cold-climate factor

Minnesota's temperature swing is exactly what kills the wrong sealant. Joints open wider in deep cold as materials contract, and a sealant that has gone brittle cannot stretch to span the widened gap. This is why low-temperature flexibility matters here more than in mild climates, and why silicone and hybrid (MS polymer) sealants, which stay elastic in the cold, are worth their higher cost on exterior joints that see full weather.

What it means for your association

  • Sealant is building-envelope maintenance, not cosmetics. A failed joint is a water-entry point, so caulk condition belongs on the same maintenance schedule as roofs and siding, not the paint-touch-up list.
  • Right product for the joint. Because associations have many identical joints, specifying the correct sealant type once, matched to each joint's movement and exposure, pays off across the whole property.
  • Full removal, not overlay. When resealing, the old failed material has to come out. Budget and scope the work as reseal, not touch-up.
  • Catch it on the walk. A seasonal property walk that checks joint condition turns a five-dollar bead into a five-dollar bead, instead of a wall repair later.
