What it is

A structured field inspection of your association's buildings and site, roofing, siding, windows, decks, drainage, pavement, common elements, written up in plain English with photographs tied to locations. The report format is one we built and own, and you're free to hand it to owners, attorneys, or your insurer: consistent, readable, and built to hold up when someone outside your board reads it.

The report is the product, so it tells you what's actually there, not what generates work for an estimator.

The four report types

Every engagement lands as one of four deliverables, so your board always knows what it is ordering and what comes back.

Initial Baseline Inspection

A comprehensive condition overview of the property's exterior and common area systems, roof, siding, windows, site, and amenities, built from submitted photos, video, and audio narration. It establishes a documented starting point your board can reference for capital planning, vendor accountability, and year-over-year comparison. Each system receives a condition rating, maintenance recommendations, and a preliminary budget reference for future replacement.

Post Storm Inspection

Following a reported weather event, we cross-reference verified storm data from NOAA, CoreLogic, FEMA, and other national sources against observable physical conditions at the property. Findings are classified against published industry standards, including HAAG Engineering, NRCA, and ARMA, to clearly separate functional damage from cosmetic conditions and pre-existing issues. The report closes with a carrier-requested good faith estimate based on full replacement of functionally damaged components, and remains fully UPPA compliant throughout.

RFP Request

Documented property conditions become a structured, bid-ready Request for Proposals that vendors can price against consistently. Scope is organized by trade, with licensing, insurance, and performance requirements spelled out, and a submission format that lets the board receive and compare bids on equal terms, which reduces ambiguity and protects the association from scope disputes after a contract is awarded. Work Order Request

When a specific maintenance issue or repair need is identified, the report documents the problem, triages urgency, outlines the corrective scope, and generates a structured work authorization ready to send to a vendor. Your board gets a clear record of the issue, the recommended action, and the estimated cost before any work is approved or funds are committed.
